DEVELOPMENT applications for office buildings are sprouting out of Wood St, however one landowner will be disappointed to learn their plans were rejected by council last month.

A block on the corner of Wood and Dragon Sts, which until recently was home to a residential property, went through planning last month.

The house has already been removed but council decided the application to turn the block into professional offices was unacceptable.

The applicant proposed constructing a two-story sandstone building with colorbond iron roof and canvas awnings.

However, council planning officers said the proposal was “over development” of the block and they were concerned the applicant hadn't given details of potential occupants for the professional offices.

While officers agreed the planning scheme encouraged office-style development at that location, it needed to be in scale with surrounding residences.

In the report put to councillors, officers said the Dragon St streetscape in this location was very attractive with a number of recently renovated older buildings.

The nearby Commonage building is heritage listed and Leonard's Trading Store is considered a historic building.

“The streetscape must be protected,” the report said.

The nearby bus stop was also to be removed as part of the applicant's plans but this wasn't looked upon favourably by planners.

The planners said when traffic lights were put up at the intersection, it could be further complicated by the development.

The application was refused.

Further up Wood St, next to the Darling Downs-Moreton Rabbit Board office, a residential dwelling received approval for conversion into offices.

It is understood another similar application on Grafton St is to go before council in the near future.
