New servo proposed to be built opposite school

A NEW service station has been planned opposite a school in a bustling tourism hub.

Plans have been lodged by Place Design Group on behalf of Synergy Property Partners Pty Ltd to develop two blocks on Bunya St, Maleny.

The adjoining blocks, currently accommodating two houses, are set to make way for a fuel station and two food and drink outlets.

To fit in with the feel of the Maleny township, a popular tourist destination in the hinterland, the service station's proposed design includes 'Queenslander' elements.

The code assessable application is not subject to public consultation, despite being less than 100m from the Maleny State School, which is across the road and as of February had 389 students enrolled.

The 2024sq m site is hoped to be transformed into what the proponents argue is a much-needed service station, given the Maleny township only has one service station at present.

An application for a service station was made previously on the site in December, 2012, but withdrawn in April, 2013.

"Moving forward, community opposition cannot affect council's decision making for this proposal as the Planning Act 2016 bounds the assessment to the code assessable framework,” the planning report reads.

The service station is proposed to operate 24/7 and features corrugated roofing, weatherboard cladding, picket-style fencing, decorative beams in gables and roof areas and a separate roof over the awning to replicate a verandah.

"These design characteristics allow the development to integrate with the existing buildings in the township while providing a high quality and modern construction for the proposed uses,” the report said.

There are eight bowsers proposed and 16 carparks, including staff and disabled parking.

The proponents argue the need to develop the 19-21 Bunya St site as it "provides an important convenience function to the local residential and tourist community”.
